Les travaux devraient débuter pour la construction des stationnements lorsque ceux de la phase 1 seront tous vendus, et la construction de la tour lorsque que la presque totalité de la phase 1 sera vendue.

Finalement entré chez moi avec une vue magnifique sur les parcs et la Place des Arts. Selon le garde de sécurité, nous sommes environs 10 qui ont déjà aménagé. Le reste devrait suivre d'ici juillet.

Ce que j’ai entendu dire pour la phase 2 est que le creusage devrait débuter cet automne pour commencer les stationnements et quand ce sera fait, les préventes de la phase 2 commenceront en 2011.

La maquette et l'évocation devraient changer d'ici au lancement officiel de la phase 2 en raison du réalignement du boulevard Maisonneuve qui ne sera plus courbé à cet endroit.

This project is critical for improving the overall feel of the eastern part of QdS.

Public spaces without buildings around them feel terribly lacking.

Phase 2 looks completely insane. That will be the icing on the cake to the magnificent area.

aside:

overall, it's really hard to believe that the city could have allowed the core to get so bad. honestly, i've been to detroit, and there's a strong resemblance. within a scant 10 square blocks, we have:

1. the monstrous habitations jeanne-mance
2. the disgraceful stretch of main between st norbert all the way to gauchetiere and over that god damned ville-marie past craig.
3. the ilot st dominque/berger.
4. boulevard rene-levesque.
5. rue clark.
6. that piece of shit federal building that was built over the square.
7. the empty lots and surface parking throughout.
8. the hasty demolition of the "best buy" site, a stupid project that was rushed through for the worst of reasons.
9. the heinous street presence of the complex desjardins.

the only thing the area didn't have was the ilot voyageur and the "pepsi" forum.

now, for a city with extremely limited means and almost no office or condo market, getting the province on board for the balmoral developments and the street realignments is smart. it gets some of the worst of it taken care of, puts some people to work, and could well kick start further developments in the area. i just hope to god that 22-2 and that erstwhile hydro quebec project are built out because really, with the way these jokers have run the show over the last couple decades, there's no chance at all that we'll see the area restored organically.

also, a further aside: wtf - why is there no movement or even talk of tearing down the habitations jeanne-mance? the mayor ought to be raising the devil over that development. a wholesale rezoning project could add a thousand new market units there (in addition to the new social units to modern code), finance social housing throughout the city, and revitalize an entire section of the city ...and do so just as the city takes on the 90% burden.

I'm working on a realistically plausible vision for Jeanne-Mance.

I'll make a post about it soon with pics and renderings.

My plan is, basically: Bulldoze the whole area, reconnect the street grid, build high-density mixed-use all over the place, with some green spaces here and there.

J'ai surtout hâte de voir la réaction du privé au QdS.

À date, seul le Louis-Bohème peut être considéré comme un projet privé qui est venu en raison du QdS.

Le Concorde, le 400 Sherbrooke et les Lofts des Arts étaient tous des projets qui étaient en branle avant l'annonce du QdS.

Sinon, la Maison du Jazz, le 2-22, l'OSM et la Place des Arts + infrastructures sont que du public.

L'idée du Quartier des Spectacles est née en 2002 et les premiers rendus en ~2004.

Le Concorde et le 400 sont venus après l'annonce de ce quartier.
